Can Uncle Louie, the Builder, Inspect for Me?
A relative or friend that would not use a through report format or has not been trained as a home inspector ofter cause great misunderstand. A mortgage requires a certified appraisal prior to lending money. Should you accept anything less than a qualified Home Inspector to Inspect your home? When selecting an Inspector make sure that the Company follows a Nationally accepted Standards of Practice and Code of Ethics.
When Do I Order the Inspection?
The inspection normally takes place after the bid has been excepted and prior to closing. Many times the findings on a home inspection report are used to negotiate a final closing offer. Inspections are normally listed as a condition of the purchase of the house on the sale proposal agreement between the Buyer and the Seller. The vast majority of all contracts now include stipulations making the sale conditional to an acceptable home inspection.
Should I Attend?
Plan to attend the inspection if all possible. The Inspector wants to know your concerns and will be able to address pertinent issues with you during the inspection. You will have a greater understanding of the condition of the house by following the Inspector and be able to ask questions. Plan on spending 3 - 4 hours for the inspection. Bring your tape measure and note pad with you. Also address any concerns to the Inspector prior to the inspection.
When is the Payment Due?
You will need to read and sign the inspection agreement prior to the inspection. The agreement explains the inspection process and what is expected of the inspector. A copy of this agreement is available by e-mail, FAX, or on site at the start of the inspection. After the inspection agreement has been completed and prior to the start of the inspection, payment is due. Cash or Check will be expected. This agreement must be signed by the Client. Neither a Realtor nor other person may sign due to legal involvement.
When will I Receive the Inspection Report?
Your inspection report is completed usually the day of the inspection and is e-mailed to you. The report can also be generated on site and/or CD being made for an additional fee if the Client does not have E-Mail availability or is in immediate need of the report. If you requested any testing such as Radon your results on the test will normally take several days due to gathering time and lab testing times. Call for specific requests and time needed.
