Pre-Sale Inspections

The majority of all homes sold now have a home inspection clause in the buyers to sellers agreement.  This inspection is completed after the agreement is accepted and prior to closing.  Many of the more recent type of home sales are now from Foreclosures.  Most all Foreclosure contracts are AS IS and very little negotiations are made from an inspection report.  If more is reported from the inspection that was previously know or disclosed the Clients on Foreclosures usually can still back out without penalties but further negotiation is not normally made.

Pre-Listing Inspections

Many sellers are now having their homes inspected prior to the listing.  This helps uncover areas of concern and corrects problems that may be of issue effecting the price or sale of the house.

Relocation Inspection

Relocation companies and Real Estate companies that work with relocation often use or require home inspections.  Families being relocated can then review the prospect home prior to agreeing to the relocation with less surprise.

Phase Inspections

New construction is complete in several phases.  Phases Inspections include but are not limited to the following checks.  They check the structure before slabs are poured, before walls coverings are applied, as major appliances are installed, and after the home is completed.

Builders Warranty Inspections

New homes are normally covered by a one year warranty period.  A home inspection normally in the 10th to 11th month often uncovers problems covered by the warrant that can be repaired free of charge by the builder.

Draw Inspection

Eagle Eye Home Inspections will be glad to Inspect and or document progress on new structures that are being built as to the percentage of completion to be submitted to loan institutions.

All Residential Home Inspections include necessary photos and diagrams when needed for explanation.  You will also receive the HOME MAINTENANCE MANUAL your guide to help maintain your home.  Please contact us for additional services and pricing beyond the basic list.  All inspection fees will be paid in cash or check at the beginning of the inspection.

Homes older than 30 years old usually are higher due to age and complexity of the systems and components to be inspected.

Unattached structures are also an additional fee.

All fees are quoted for digital copies on disc.  Hard Copies are an additional charge.

THE HOME INSPECTION

Make sure that the house is ready prior to the inspection time.  The inspection is non-intrusive and only inspects those items currently operational.  Make sure water, power and gas are turned on for the inspection.  Make arrangements to get into the house with all rooms and fixtures unlocked allowing the inspection.  According to "The Standards of Practice", the inspector is not required to operate safety valves or shut off valves.  This is to avoid possible flooding or exposure conditions and safe guards everyone involved.

Check for safety issues, pets or persons that may be at the house anytime during the inspection.

Make arrangements for the home to be open and then secured at the end of the inspection which may take 3 or more hours depending on the size.
