INSPECTIONS OFFERED
Pre-Sale Inspections
The majority of all homes sold now have a home inspection clause in the buyers to sellers agreement. This inspection is completed after the agreement is accepted and prior to closing. Many of the more recent type of home sales are now from Foreclosures. Most all Foreclosure contracts are AS IS and very little negotiations are made from an inspection report. If more is reported from the inspection that was previously know or disclosed the Clients on Foreclosures usually can still back out without penalties but further negotiation is not normally made.
Pre-Listing Inspections
Many sellers are now having their homes inspected prior to the listing. This helps uncover areas of concern and corrects problems that may be of issue effecting the price or sale of the house.
Relocation Inspection
Relocation companies and Real Estate companies that work with relocation often use or require home inspections. Families being relocated can then review the prospect home prior to agreeing to the relocation with less surprise.
Phase Inspections
New construction is complete in several phases. Phases Inspections include but are not limited to the following checks. They check the structure before slabs are poured, before walls coverings are applied, as major appliances are installed, and after the home is completed.
Builders Warranty Inspections
New homes are normally covered by a one year warranty period. A home inspection normally in the 10th to 11th month often uncovers problems covered by the warrant that can be repaired free of charge by the builder.
